RENTAL AGREEMENT RESERVATIONS Reservations are accepted up to one year in advance. A $50.00 non refundable processing fee is charged with each reservation. We accept U.S. currency, cashier’s checks, personal checks, traveler's checks, and MasterCard, Visa, and Discover credit cards. When paying advance rent by check, please limit it to one check per reservation. Guests are responsible for payment of all nights reserved, regardless of your actual arrival and departure date. There are no refunds for early departure. In order to confirm your reservation you must pay the $50 reservation processing fee plus a security deposit of $450. Security deposit converts to damage deposit at check in... Deposit is refundable 14 days after check out as long as no damage has been done to property. CONFIRMATION: A confirmation listing arrival and departure dates, property information and the rental amount due will be emailed to you upon acceptance of your reservation request and receipt of your Initial Reservation Payment. Please contact us immediately by phone (251-747-3414 or 251-965-5113) or email us if any corrections are necessary; otherwise, it will be assumed correct. Arrival/departure dates. Reserved accommodation. Rental amount due. There is a $36 service fee on returned checks. Final payment is due 90 days prior to check in. Check in/ check out Check out time is 10 am. Check in time is 3pm. Please remove dirty linens from beds. Please be sure that all dishes and cookware are washed and put away, Refrigerator and range are clean and all trash and garbage in outside container, all windows and doors are closed and locked, please Observe the check out time, we need the time to clean and prepare for our next guest, failure to do so could cause you to pay an extra days rent. Please return all keys as instructed at check in, there will be a $25 charge for each lost or misplaced key. T&T Builder’s cannot be responsible for personal items left behind. Please be sure to check all closets and drawers before departure. Please report any damage you may find at check in, we don’t want you to be responsible for something you didn’t do. Lock out policy If you should find yourself locked out call the office, there will be no charge during normal business hours, you could be charged $25 after hours and you will be expected to come to the office to meet someone for the key. Pets We are pet friendly but you will be responsible for any damage done by your pet, please keep your pet on a leash while outside the residence, and (please clean up after your pet). Parking off street parking is supplied for at least six cars, no trailers, boats or R V’s. Garage is kept locked for owner’s personal use CANCELLATIONS & CHANGES: It is never fun to have to change your plans but if you have to, please give us advance notice so that you can receive a refund of your advance rent (Initial Reservation Payment) less a $200 cancellation fee. The $50 reservation processing fee is separate and is not refundable. Blue Dolphin Manor #1, #2, #3 90 days minimum notice prior to check in for all year round rentals Cancellations, date and property changes occurring less than stated minimum days required notice will result in forfeiture of Initial Reservation Payment, rent, taxes and fees. Please note: our cancellation policy does not provide refund for Unforeseen developments such as illnesses, mandatory hurricane evacuations and similar events that can affect your trip. NO REFUNDS are issued for cancellations or early departure due to inclement weather or personal circumstances inside the cancellation date range. Guests purchasing travel insurance should consult their insurance provider directly to see if they qualify for a refund. We strongly suggest that you purchase travel insurance. TRAVEL INSURANCE: Travel insurance is available through a number of providers. www.InsureMyTrip.com is one source. Travel insurance is the sole responsibility of the guest. WE RESERVE THE RIGHT to refund Initial Reservation Payments, refuse rental, or to discontinue occupancy without refund of rent or deposits if, in our judgment, your occupancy is detrimental to the property. Property may not be used for any unlawful purpose. No Firearms are prohibited on T&T properties. We reserve the right to enter the premises at any time for the purpose of inspection and repairs. By renting a property you are assuming all risk of and liability for any damage done to person or property, agents, employees or visitors occasioned by the present or future condition of the premises both latent and manifest. Neither T&T Builders nor the property owner will be responsible for accidents or injury to guest or loss of money or valuables of any kind. RENTAL OCCUPANCY: Violations of rental occupancy restrictions are grounds for IMMEDIATE EVICTION AND FORFEITURE OF RENT. The listed “LIMIT” number indicates the maximum number of occupants including children allowed in a property at any one time. On a few properties we are able to make occasional exceptions. These must be approved in writing and generally involve an additional fee. Atmosphere conducive to quiet enjoyment of those in surrounding properties must be maintained at all times. All rules and regulations at each property must be strictly observed. Minimum rental age is 25. NO HOUSE PARTIES ALLOWED.
